What kind of place do you run?

Guests choose each kind of place for different reasons, so the home page and the order of the pages change with it.

A city hotel

Guests search by location, so the home page leads with how far you are from the train, the airport or the area they came for, and every room type has its own page.

A resort or boutique hotel

Guests book for the feel of the place, so real photos of the rooms, the pool and breakfast matter most, followed by pages on activities and how to get there.

A single pool villa or holiday home

It can be a single page, but then guests only get the overview. Separate pages for the bedrooms, the pool, the location and getting there let guests see everything before they book, and give Google more pages to show in search.

A hostel or homestay

Sold by the bed or the small room and mostly booked on phones, so the site has to be light and quick, with the house rules spelled out.

What do the OTAs cost you a year?

Put in your own property’s numbers. We don’t fill in market averages, because every property’s commission depends on its contract. The sum is rooms × 365 nights × occupancy × average rate × the share booked through OTAs × your commission rate.

That figure is what you pay in commission now. It isn’t a promise of how many bookings a website will win back, and we don’t promise a payback period. How many guests switch to booking direct depends on your guests, but every one who does is a commission you don’t pay.

How a direct booking works

Your site is the shop front. Rates, availability and payment live in the booking engine, and if you sell on several OTAs, a channel manager closes a sold room everywhere at once, so it can’t be booked twice.

The button or embed code for the booking engine you use is included in every package. The engine’s and the channel manager’s monthly fees are the property’s own. A small place with no engine yet can start with a request form that sends the dates, the number of guests and the room type to LINE or email.

Before you price your own site below the OTAs, read your OTA contracts: some have a rate-parity clause that asks for the same price everywhere. That’s why many places give direct guests something extra instead of a lower price, like breakfast or a late check-out.

Getting found on Google and Maps

When someone searches for a place to stay, Google lists prices from several sites side by side. Google lets hotels show free booking links (opens in a new tab) to their own site next to the OTA prices, with no charge for clicks. The property sends its rates and availability to Google through Hotel Center, which many booking engines can do for you, so ask yours whether it connects to Google.

On Google Maps, guests find you through your Business Profile, which we can set up and look after. For places in the tourist towns, read about local SEO on Koh Samui and in Phuket.

Real photos only

Guests always compare your photos with the OTA photos and the ones in reviews. If the room doesn’t match, the disappointment ends up in a review. So we use real photos of your property only, never stock or AI-made pictures in place of your rooms. These are the eight shots every room type should have.

A recent phone is good enough if the light is good and you hold it level. Staff or guests who appear in a photo agree first, as the PDPA requires.

Licences and guest data

Section 15 of the Hotel Act B.E. 2547 (2004) (opens in a new tab) bans running a hotel business without a licence, and under Section 59 the penalty is as much as a year’s jail, a 20,000 baht fine or both, with another 10,000 baht a day until it stops. A place with no more than 8 rooms and 30 guests in total isn’t a hotel under the ministerial regulation amended in 2023 (opens in a new tab), but it still has to notify the registrar.

We only write that a property holds a hotel licence when it does, and we put the licence number where guests can check it.

Guest data has rules of its own. Section 35 of the Hotel Act says guests are recorded on a registration card at check-in, and Section 38 of the Immigration Act says a foreign guest’s stay is reported within 24 hours. That data is collected at check-in, not on the website, so the booking form never asks for passport copies, and it links to a PDPA privacy notice. Facebook or Google Ads pixels run only after a guest accepts cookies. This section summarises the law; it isn’t legal advice.

Besides the room pages, most places have five main pages: home, location and getting here, facilities, reviews and contact. A single villa can start on Starter’s 5 pages; with several room types, pick a package with a page for each. Anything deeper than the engine’s button or embed, such as pulling rates and availability into the page itself, is priced separately once we’ve talked it through.

Year one’s domain and hosting are on us; after that it’s ฿2,500 to ฿3,500 a year. Anything that falls short of what we agreed in the first 30 days after handover, we put right at no charge. Ordering and paying both happen on Fastwork.

The clock starts once the room details and photos are all in. Basic: live in 2 to 5 days. Business: live in 7 to 10 days. Premium: live in 10 to 15 days.

Hotel and resort website questions

A 12-room resort with 4 room types: which package?

Basic is enough. Four room types make four pages, and with the five main pages that’s nine, which leaves one spare for something like dining or activities.

Once we have a site, do we stop selling on Agoda or Booking.com?

No. The site adds a direct channel. OTAs still bring you new guests; your site catches the ones who search your name and the ones who come back.

Could a room get booked twice, on the site and an OTA?

With a channel manager, a sold room closes everywhere at once. Without one, you close it on each OTA yourself, which is workable for a place with only a few rooms.

We have no booking engine yet. Can a form and LINE do for now?

Yes. For a small place, a request form that sends the dates, guests and room type to LINE works well. Add a booking engine and a channel manager once you sell on several OTAs or have more rooms.

Does one pool villa need a big website?

It can be as small as a one-page site, but then guests only get the overview. They can’t look properly at the bedrooms, the pool, the location and what the rate includes, which is what they check before they book, and Google has fewer pages to show in search. Starter’s five pages give each of those a page of its own.

Do I need a hotel licence before the website?

You can build the site first, but taking guests has to follow the Hotel Act. Over 8 rooms or 30 guests needs a hotel licence; under that, you notify the registrar. For your own property, check with the district office or a lawyer.

Can I shoot the rooms on my phone?

Yes. Follow the eight-shot list above, shoot in good light, hold the phone level and clear away personal things first. We can use your photos as they are.

Can we have Chinese or Russian pages for foreign guests?

Every package comes with Thai and English. If many of your guests come from China or Russia, message us with the languages you need and we’ll talk it through in the chat.

Is booking direct really cheaper?

For the property, every direct booking is a commission you don’t pay. How much that adds up to depends on your contract and how many guests switch, so try your own numbers in the calculator above.
