A Facebook album doesn’t say how big a house was, where it is or how many months it took. A project page on your site says all of that, and Google can show it to people searching in that area.

Since 1 January 2017, a Contract Committee notice issued under the Consumer Protection Act in 2016 (opens in a new tab) has covered contracts to build a whole new home for a consumer to live in. The contract must be in Thai, in letters at least 2 mm tall, and must include the items below.

The same notice bans certain terms, such as making owners ask the contractor’s permission before visiting the site, or treating work as accepted if the owner doesn’t inspect it on time. When we write the process and warranty pages for your site, we check every line against the contract you actually use. A site that says "1-year warranty" for a new house is promising less than the notice sets for the structure.
The notice covers building a whole new home for someone to live in; extensions, renovations and commercial buildings fall outside it. This summarises the notice; it isn’t legal advice.
Anyone can check a controlled engineering licence on the Council of Engineers’ lookup (opens in a new tab) by typing a first name and surname; it shows the licence type and branch, the expiry date and the status. So the team page on your site names the engineers and architects who really supervise your jobs, with their licence level, once they agree to it, and owners can look them up themselves.
Clause 11 of the Council of Engineers’ 2016 ethics regulation (opens in a new tab) says a licensed engineer must not advertise their engineering work beyond the truth, or let anyone else do it. So we don’t write lines like "a house that will never crack", and we don’t name engineers who don’t actually supervise your work.
A message that just says "how much to build a house?" can’t be answered without several rounds of questions. So the form on your site asks for what you need to price the job up front, and drops it into your LINE as one message.

The form never asks for ID card numbers or title deed photos. The PDPA says to collect only what you need, and those belong at the contract stage.

Yes, on the plan pages, each one labelled as a render and kept out of the project pages. Project pages only use photos of houses you’ve finished.
The 2016 notice covers whole new homes for people to live in. For other work, when the contract is silent, section 600 of the Civil and Commercial Code holds the contractor liable for defects that appear within 1 year of handover, or 5 years for a structure on land other than a wooden one. Whatever your site says about warranties should match your contract.
You can, if it says what the price includes, which grade of materials and when it was last updated, because material prices keep moving. The price that binds is the one in the quote’s BOQ.
Yes, for provinces where you have real jobs, each page showing the houses built there and how you reach the site. Google tends to ignore province pages with no work behind them.
Yes, with commercial work in its own section, apart from the houses, showing each project’s building type, floor area and build time. Company clients find what they need faster without wading through homes.
A private progress page behind a login is Custom work. Most builders already send owners photos on LINE each week, and add the finished house to the site once the owner agrees, naming the district only, never the address.
Yes, if they really supervise your jobs and agree in writing, since a name and photo are personal data. If you stop working together, take the name off the site.
